Real Estate Tips: Low Budget Upgrades that Make an Impact
/Having walked through a lot of homes over the years, I have discovered that there are a few ways in which you can upgrade your home, without having to do a major renovation. If you’ve just purchased a home or you’re looking to spruce up the one you already live in, check out my top three low budget upgrades that truly make an impact.

1. Lighting
This hits in various ways throughout the home, and is highly dependent on the level of upgrade you’re looking for. If you just want to make things look more consistent, then start by changing out your light bulbs throughout your home. Ensuring they are all the same shape and size where applicable, and that the type of lighting you choose is appropriate for the room or ambiance you’re trying to create. If you’re interested in making more of an impact, considering swapping out light fixtures in different rooms, or even adding sconce lighting to create a focus point. You can now purchase sconces on places like amazon that are battery operated, and so you don’t need an electrician to install, making it even easier. Having the right lighting can make such an impact, while not breaking the bank.

2. Hardware
From your kitchen, to your bath, to your door knobs, updating the hardware throughout your home can be a very cost effective way to create an impact. A few things to consider, is that you’ll need to check if you can directly swap out the hardware on the areas you’d like to upgrade (in some cases you’ll need some patch, repair, and paint, for example, on cabinetry), and make sure that you are being consistent with the design theme already existing in your home. If you have traditional paint colors and other aesthetic in a room, you’ll want to choose hardware that will compliment it. Now a days, with AI, you can simply ask what the best hardware options would be for whichever room and whatever style.
3. Outlet Switch Plates
While we recommend this upgrade is done by an electrician, the cost to do so is minimal compared to the impact. There are so many options available now for switch plates, like brass, wood, or silver, ensuring that there is truly something for every style.
