Real Estate Tips: Recent Updates that May Impact Current Homeowners

If you're a current homeowner, I wanted to share with a few important updates that you may want to be aware of.

Solar Tax Credit is expected to sunset as of December 31, 2025
According to recently passed legislation, the Residential Clean Energy Credit (Section 25D), commonly known as the federal solar tax credit for homeowners, is set to expire after December 31, 2025. This means that residential solar systems must be installed and commissioned by the end of 2025 to qualify for the full 30% credit. There will be no phase-out period, and no partial credit will be available in 2026.* Thus, if you're considering solar, now may be the time to act.

San Diego is scaling back its ADU (Accessory Dwelling Unit) incentive program
With the City Council recently approving changes to limit the number of ADUs allowed on a single lot and other restrictions. The changes aim to address concerns about overdevelopment, infrastructure strain, and wildfire safety while still encouraging ADU construction to address the housing shortage. If you're considering building an ADU on your property, make sure you check with the city of San Diego for the latest.
