Real Estate Tips: La Jolla Market Update, February 2024

The real estate market here in San Diego has increased in its activity, as it often does in the spring time. We are seeing an increase in median sales price and number of homes sold. However, one big shift is the decrease in inventory supply, down to just 3 months! For context, it was at 9.2 months in December, and sales have not increased to reflect this change. A hypothesis I have is that I'm seeing a lot of homes priced to high at list, and then withdrawing from the market, and coming back on more realistically.   • Number of Homes Sold: 22, +16%

  • Median Sales Price: $3.48M, +27%

  • Inventory Supply: 93 Months, -18%

  • Median Days on the Market: 40, -7%
