The Buyer's Guide: Things to Ask a Seller for Your Insurance

Once you’ve gone through the process of finding your home and getting an offer accepted (hurray!), a part of the transaction is securing home owners insurance. Here in California, a lot of companies have come together to form the California Fair Plan which isn’t run by the state, but as a partnership of companies such as State Farm and Allstate, a total of 13 companies. To ensure you get the most accurate quote from your insurance company, see below some of the questions you’ll want to ask the Seller.

  1. When was the roof last replaced?

  2. What is the age of the heating system?

  3. What is the age of the electrical system? Are there circuit breakers or fuses?

  4. What is the age of the plumbing system?

  5. Does it have the following electrical panels: Federal Pacific Stab-Lok, Zinsco, Sylvania or Challenger breaker panels

  6. Have there been any insurance claims in the last 5 years for the property or buyers?

  7. Has the home been structurally altered?

  8. Have there been any sewer or water line issues?

  9. Is there a water monitoring system
