As inspectors, they often get questions about mold, and it’s always tricky as one can never confirm if an organic growth is a mold unless sampled. The chart above may be helpful to you as you determine potential mold vs. mildew. Of course, if you have concerns about moisture and organic growth it is always best to have a specialist sample to be sure - especially if your client has health concerns.
